Step-by-step guide
Pre starting work
Site visit, last inspection of site before work commences. Talk with customer and answer any last questions regarding the project.
Week 1
Scaffold erected to the elevations required, materials delivered to site eg timber, steel beams
Week 2
Steel beams installed on supporting walls with timber hung in between on joist hangers creating a floating floor. Building control inspection at this point.
Week 3
Dormer formed which will be wrapped in waterproof felt. It will have batons fixed to all three sides ready for tiling.
Week 4
1st fix electrics & plumbing at this point followed by insulating of the loft room as per building control regulations. A site visit is required at this point.
Week 5
All external works competed, windows fitted and fully watertight.
Week 6
Opening made for staircase, staircase fitted. Loft room plastered & en-suite fitted if required.
Week 7
2nd fix all electrics, plumbing & woodwork eg skirting boards, doors. Last site inspection required. Certificate of completion obtained
Payment Plan
There is always a payment plan written up which consists of two copies of the payment plan which both BYRNE Builders Ltd and the customer will sign.
This will list each stage of the project to which payments are required at each point.
